Christmas probably isn't the first thing on your mind in August. We're still dealing with summer heat, back-to-school schedules, and plenty of daylight after dinner.
But in real estate terms, Christmas really isn't that far away.
If you've caught yourself thinking, “I'd really like to be in a new house by Christmas,” now is a great time to start making a plan.
Most buyers hear that it takes around 30–45 days to close on a house. That's true in many cases—but that's only the time after you've found a home and have an accepted offer. Before that, you need to get preapproved, figure out your budget, start your home search, find the right property, and successfully get it under contract.
Whether you're looking at homes for sale in Columbia, IL, homes for sale in Waterloo, IL, or elsewhere in the Monroe County real estate market, let's work backward from Christmas and see what your home buying timeline could look like.
When Should I Start the Home Buying Process If I Want to Move by Christmas?
Ideally? Now.
Starting in late August or early September gives you roughly four months before Christmas. That's enough time to get your finances in order, figure out what you're looking for, shop without feeling rushed, and leave time for the closing process.
Could you start later and still be moved in by Christmas? Absolutely. We've seen buyers move much faster.
But when you're buying a house with a specific move-in date in mind, extra time is your friend.
The biggest unknown isn't necessarily how long it takes to close. It's how long it will take to find the right house.
Local housing market conditions can change quickly. There may be several homes in your price range available in Columbia or Waterloo one week and very few the next. Starting early gives you the flexibility to wait for a home you actually want instead of choosing one simply because the clock is ticking.
How Long Does It Take to Get Preapproved for a Mortgage?
Late August–Early September
Before you seriously start looking at homes, one of your first steps should be talking with a lender and getting preapproved for a mortgage.
A mortgage preapproval helps you understand what you can comfortably spend, what your estimated monthly payment could look like, and whether there are financial details you should address before making an offer.
It also means you're ready to move when the right house comes along.
The actual preapproval process can move pretty quickly when you have your documentation ready. But even if you're several months away from buying, talking with a lender now can be helpful.

When Should I Start Looking at Homes for Sale?
September–October
Once you know your budget, it's time for the fun part.
This is also the hardest part of the home buying timeline to predict.
You might find the right house during your first weekend of showings. You might look at 15 houses. You might make an offer and get beat out by another buyer. Or you might discover that something you originally thought was a must-have isn't nearly as important once you start seeing homes in person.
Your timeline will depend on your budget, your wish list, where you want to live, and what's currently available in the local real estate market.
If you're searching for homes for sale in Columbia, IL or Waterloo, IL, for example, you're dealing with a smaller pool of homes than someone conducting a much broader search. Expanding into other communities in Monroe County or nearby areas like Millstadt, Dupo, or Valmeyer may give you additional options, depending on what you're looking for.
That's why we wouldn't recommend waiting until November to begin your home search if Christmas is the goal.
Give yourself time to find a home you love.
How Long Does It Take to Make an Offer on a House?
September–October
Once you find the right home, things can move quickly.
We'll look at the property, comparable sales, local housing market conditions, and anything else that could affect your offer. Then we'll help you put together terms that make sense for both the house and your situation.
Sometimes an offer is accepted right away. Sometimes there's some back-and-forth.
And sometimes another buyer gets the house.
That's an important part of your timeline to remember: finding a house doesn't necessarily mean you've found your house.
Building a little extra time into your search gives you room for the unexpected without feeling like every house you tour has to be the one.
What Happens After My Offer Is Accepted on a House?
October–November
Now the clock really starts.
Once you're under contract, several things begin happening—some at the same time.
Depending on your purchase and financing, this can include:
- Home inspections
- Repair or inspection negotiations
- Loan processing and underwriting
- The appraisal
- Title work
- Homeowners insurance
- Final loan approval
- Final walkthrough
- Closing
This is also when having a good real estate agent and lender matters.
There are a lot of moving pieces behind the scenes, and keeping everyone on schedule becomes especially important when you're working toward a specific closing date.
How Long Does It Take to Close on a House in Illinois?
Plan for roughly 30–45 days once you're under contract.
That's not a guarantee. Your financing, appraisal, inspections, title work, negotiations, and other factors can all affect how long it takes to close on a house.
But if being moved in before Christmas is important to you, we'd ideally like to see you under contract sometime in October or early November.
That gives everyone some breathing room before holiday schedules start complicating things.
Remember, closing isn't handled by just you, your real estate agent, and the seller. Lenders, inspectors, appraisers, title companies, insurance agents, attorneys, and other professionals may all be involved.
Thanksgiving and Christmas can mean vacations, shortened business hours, and fewer available appointment times.
A little cushion can go a long way.
When Should I Close on a House If I Want to Be Moved In by Christmas?
Early December would be pretty comfortable.
Closing on December 23 and moving on December 24 is technically possible.
Would we make that Plan A? Absolutely not.
An early-December closing gives you time to get the keys, move, unpack the essentials, find the box with the Christmas decorations, and maybe even enjoy your new home before everyone shows up for the holidays.
If your goal is specifically Christmas morning in the new house, we'd work backward from that goal rather than treating December 25 as the deadline.
Is It Too Early to Talk to a Realtor If I Haven't Started Looking at Houses Yet?
Not at all.
In fact, this is one of our favorite times to start talking with buyers—before there's a house involved.
You don't need a preapproval in hand, a saved list of 37 houses, or a moving truck reserved before you reach out.
You can simply say:
"We'd really like to be in a new house by Christmas. What do we need to do?"
That's enough to get started.
A local real estate agent can help you understand what's happening in the Monroe County real estate market, talk through communities that may fit what you're looking for, connect you with a lender, and help you build a realistic timeline.
If Christmas is doable, great.
If waiting until January or spring makes more sense for your situation, that's okay too.
The goal isn't just to get you into a house by Christmas. It's to help you find the right one.
Can I Really Buy a House and Be Moved In by Christmas?
If you're starting in August or September, there's certainly time to make it happen.
Your home buying timeline might look something like this:
Late August–September: Talk with a real estate agent and lender, get preapproved, establish your budget, and start watching the local housing market.
September–October: Tour homes in Columbia, Waterloo, Monroe County, or the surrounding communities and make an offer when you find the right one.
October–November: Get under contract and work through inspections, appraisal, financing, title, and the other steps required before closing.
Late November–Early December: Close on your new home, get the keys, and start moving.
December 25: Christmas morning at home.
Every home purchase is different, and local housing market conditions can have a big impact on how quickly the process moves. The timeline for buying a home in Columbia, Illinois, Waterloo, Illinois, or elsewhere in Monroe County will depend partly on how many homes are available in your price range and how quickly the right one comes along.
